Here's the big story this month: 67% of active listings - 42 out of 63 - have had price reductions. That's the highest reduction rate we've seen in the single-family segment all year. It's a clear signal that sellers continue to list above where the market is, and buyers are holding firm. The median list price is $525,000 while the median sale price is $535,000 - interestingly, homes are actually selling slightly above the current median list price, which tells us the well-priced homes are getting strong offers while the overpriced ones sit.

The median days on market has climbed to 80 days for active listings, up from 67 in June. However, the median days to contract for sold homes is just 38 days - meaning homes that are priced right are moving quickly. The gap between those two numbers tells the whole story.

There are also 25 homes under contract accepting backup offers - a healthy sign of buyer activity even in a summer market.

Before falling in love with a home in Oldsmar, buyers should make sure they understand the flood zone for any property they're considering, and get a clear picture of what flood insurance will actually cost - it can meaningfully impact your monthly payment.

July's townhome numbers show a market in transition - and not entirely in the direction we'd hope.

The median sale price has dropped to $324,000, down from $349,950 in June, reversing some of the gains we saw in recent months. With zero homes currently pending and only 20 active listings, buyer activity in this segment has slowed significantly. That said, 32 homes sold recently, which shows the segment is still transacting - buyers are just being very selective.

‍ ‍

Price reductions stand at 60% of active listings - 12 out of 20 - and median days on market has improved to 64 days, down from 124 days last month. That improvement in days on market actually reflects the stale listings cycling out rather than a surge in new buyer activity.

‍ ‍

It's worth noting that Oldsmar's ongoing new developments may be creating some uncertainty in certain townhome communities near redevelopment zones - worth researching before you buy or list.

If you're selling a townhome in Oldsmar:

The zero pending count is a reality check after last month's encouraging 11. Pricing aggressively from the start is the only reliable path to a sale in this segment right now. Know your community, your HOA fees, and your competition - and price below them if you want to move.

Bottom line for sellers: This is not the time to test the market. Price to sell.

If you're buying a townhome in Oldsmar:

With no competing buyers currently under contract and 60% of listings already reduced, you have maximum negotiating leverage. The condo segment is showing increasing softness in July, with price reductions climbing and pending activity at its lowest point of the year.

62% of active listings - 25 out of 40 - have had price reductions, up from 53% in June. With only 1 home pending and a median of 90 days on market for active listings, buyer activity has slowed considerably. The median sale price holds steady at $175,000 - unchanged from last month - with a range from $70,000 to $270,000 and a median size of 1,054 sq ft.

The consistency of the $175,000 median sale price over the past several months actually signals that this segment has found a relatively stable floor. Sellers who price to that reality are closing. Those who don't are sitting.

For buyers who are still on the fence about renting versus buying, the condo market offers real value at Oldsmar's most accessible price point - and with Oldsmar's lifestyle and proximity to Tampa Bay, the quality of life argument for buying remains strong.

With 62% of your competition already reduced and only 1 unit under contract, realistic pricing is everything. The $175,000 median sale price has been consistent - if you price near that number, you have a real chance of closing. If you price significantly above it, expect a long wait.

Maximum leverage in this segment right now. With 40 active listings, 62% already reduced, and minimal competition from other buyers, you can take your time and negotiate hard - especially on anything sitting over 60 days. Prices start at $119,000.

Bottom line for buyers: Best buyer leverage of the year in this segment. Don't miss it.
