Oldsmar Real Estate Market Update - October 2026

By Marianne Knowles | REAL Broker, LLC | Oldsmar Market Specialist

Here's your honest, data-driven look at the Oldsmar market as we head into fall. I pulled October's MLS numbers across all three property types - single-family homes, townhomes, and condos - so you know exactly where things stand before you make any decisions.

Last month's September 2026 Oldsmar Market Update showed single-family sale prices hitting their highest point of the year and townhome sellers starting to price more accurately. October's data tells a more mixed story - some progress, some new pressure points worth watching.

And if you're still wondering why people keep choosing Oldsmar in a buyer's market — the consistent sales volume month after month is your answer. Demand is real. The question is just whether sellers are working with it or against it.

Single-Family Homes

The single-family segment continues to be Oldsmar's most active market - 126 homes sold recently with a median sale price of $547,450, holding steady from September at the year's high-water mark. The range runs from $229,900 to $2,300,000 with a median size of 1,855 sq ft.

There are some encouraging shifts in the active inventory. Median days on market for active listings has dropped to 50 days - down significantly from September's 72 days and the lowest we've seen all year. That signals fresher inventory coming to market and less of the stale, overpriced listings dragging the average up. With 20 homes under contract (14 accepting backup offers), the pipeline heading into November looks healthy.

The price reduction rate holds at 52% - 34 of 65 active listings have already taken cuts. That number isn't improving, but it's also not getting worse. The consistent message: homes priced at market value are moving. Homes that aren't are sitting and eventually cutting anyway.

Median days to contract for sold homes is 40 days - essentially unchanged from September's 38. When a home is priced right, it's going under contract in about six weeks.

One thing buyers should factor in before falling in love with any Oldsmar home: make sure you understand the flood zone for that specific property and get a real estimate of what flood insurance will actually cost. That number can meaningfully change your monthly payment.

If you're selling a single-family home in Oldsmar:

The 50-day median CDOM for active listings is the most encouraging sign in months - it means the market is clearing stale inventory and new listings are coming in closer to where buyers actually are. But 52% of your competition has still had to cut. If you're priced accurately from day one, you're in the group that goes under contract in 40 days. If you're not, you're in the group contributing to that reduction rate. You know which group you want to be in.

Bottom line for sellers: Fresh, accurately priced inventory is moving. Don't let yours become a stale listing by chasing a number the market won't support.

If you're buying a single-family home in Oldsmar:

Strong sales volume and a stable median sale price tell you this market has real value. With 65 active listings, 20 under contract, and more than half already reduced, you have solid selection and real negotiating room - especially on anything that's been sitting. Families will want to know that Oldsmar's schools remain among the strongest in the region. And when you close, the Oldsmar utilities setup guide will save you time on move-in day.

Bottom line for buyers: Good selection, motivated sellers, and consistent median values. This is a solid time to buy.

Townhomes

October's townhome numbers show the segment taking a step back after September's encouraging improvement - and it's worth looking at honestly.

26 homes sold with a median sale price of $349,950 - a meaningful jump from September's $338,000 and the best we've seen in this segment since the spring. That's the good news. The less good news: the price reduction rate has climbed back to 56% - 10 of 18 active listings - reversing some of the improvement we saw last month. Median days on market has also risen to 82 days, up from 68 in September.

There are 4 homes under contract (all accepting backup offers), which is modest but consistent with recent months. The range runs from $189,000 to $849,900 with a median size of 1,834 sq ft.

The $849,900 listing at 131 Brent Cir stands out as an outlier - it's a Seaside Estates unit priced well above the market and likely skewing the active median. Buyers and sellers should look past that number when evaluating the segment. The realistic active median for townhomes is closer to where the sales are happening.

It's also worth staying current on Oldsmar's new development activity, including the new Odeon townhomes coming online - that new construction inventory adds competition to the resale market.

If you're selling a townhome in Oldsmar:

The higher median sale price is a genuinely good sign - buyers will pay fair value when the price is right. But the climbing reduction rate tells you sellers are still overreaching on list price. At 82 days median CDOM, the math is simple: homes priced accurately are finding buyers, and the ones that aren't are sitting and cutting. Know your competition, including the new construction coming in.

Bottom line for sellers: The sale prices are there for correctly priced homes. Get there from day one.

If you're buying a townhome in Oldsmar:

With 18 active listings, 56% already reduced, and only 4 under contract, you have plenty of negotiating leverage - particularly on anything past 60 days. If you've been weighing renting vs. buying in Oldsmar, the townhome segment offers some of the best value in the market right now, especially in the $300,000–$400,000 range.

Bottom line for buyers: Use the leverage you have. The deals are there for buyers willing to negotiate.

Condos

The condo segment in October shows a notable improvement in pending activity alongside some persistent challenges - a mixed but slightly more hopeful picture than last month.

The headline: 7 units now under contract - up from September's 5 and the most pending activity this segment has seen in several months. That's a real signal of increasing buyer interest. Median sale price holds at $158,000, consistent with the past two months. The range runs from $70,000 to $285,000 with a median size of 1,054 sq ft.

The challenges remain. 65% of active listings - 28 of 43 - have had price reductions, and the median days on market for active inventory has climbed to 117 days. That CDOM number reflects a lot of overpriced inventory sitting while correctly priced units close in 42 days. The gap tells the whole story.

The $158,000 median sale price has now held steady for three consecutive months. For sellers, that's the market telling you where it is. For buyers, it's a floor signal - units priced near that number have real transaction support behind them.

For buyers considering a condo as an entry point into Oldsmar, the accessible price point combined with Oldsmar's lifestyle, waterfront access, and proximity to Tampa Bay makes this the most affordable way into a genuinely desirable community.

If you're selling a condo in Oldsmar:

Three months of $158,000 median sale prices is the market giving you a clear, consistent answer. Units priced near that number close in 42 days. Units priced significantly above it are the ones sitting at 117+ days and eventually cutting. The 65% reduction rate is what happens when sellers don't listen to the data early enough.

Bottom line for sellers: Price it where the sales are happening. Everything else is just delay.

If you're buying a condo in Oldsmar:

Maximum leverage, accessible pricing, and 7 motivated sellers already under contract showing you there's real activity here. With 43 active listings starting at $104,000 and 65% already reduced, you have excellent selection and room to negotiate - especially on anything sitting past 90 days. If you've been on the fence about renting vs. buying, this segment makes the strongest financial case for owning.

Bottom line for buyers: The entry price point and the leverage are both in your favor. Don't wait for the market to change before you act.

October's data reflects a market in a holding pattern with a few bright spots. The single-family segment is showing healthier inventory with a dramatically lower median CDOM - 50 days versus 72 in September - while maintaining the year's highest median sale price. Townhomes delivered their best median sale price in months at $349,950, even as the reduction rate ticked back up. Condos continue to grind at $158,000 median sale price but showed the best pending activity in several months with 7 units under contract.

The consistent thread across all three segments: sellers who price accurately are closing, and sellers who don't are sitting. That dynamic isn't going away. Price reduction rates of 52–65% across all segments tell you exactly how many sellers started in the wrong place. The ones winning in this market understood from day one that the data, not their expectations, sets the price.

Oldsmar remains a community worth being in. The schools, the waterfront, the community feel, the new development happening right now - none of that changes month to month. What changes is whether you're working with the market or against it.

Whether you're thinking about buying, selling, or just keeping an eye on what your home is worth, I'm happy to walk through what these numbers mean for your specific situation.
