Last month's August 2026 Oldsmar Market Update showed buyers firmly in control with price reduction rates climbing across all three segments. September's numbers tell a similar story with a few twists worth paying attention to.
And if you've been wondering why so many people are still choosing to move to Oldsmar despite market softness - the demand reflected in this data tells you. This community has real staying power.
Single-Family Homes
The single-family segment continues to be the most active in Oldsmar - 134 homes sold recently with a median sale price of $547,450. That's a meaningful jump from July's $535,000 and a strong signal that correctly priced homes are still finding buyers at solid values. The range runs from $249,000 to $2,300,000 with a median size of 1,732 sq ft.
Here's the part sellers need to pay attention to: 52% of active listings - 33 out of 63 - have already had price reductions. That's actually a slight improvement from July's 67% reduction rate, which suggests the inventory is healthier than it was two months ago. But it still means more than half the active market mispriced out of the gate.
Median days on market for active listings is 72 days, which has held relatively steady. The more telling number: the median days to contract for homes that actually sold is just 38 days. That gap - 72 days sitting versus 38 days to contract — tells you everything about what pricing right actually does for you.
There are also 23 homes under contract, including 16 accepting backup offers - a solid pipeline of buyer activity heading into fall.
Before you fall in love with a home in Oldsmar, make sure you understand the flood zone situation for any property you're considering. And get a real number on what flood insurance will actually cost you before you're in love - it can swing your monthly payment more than most buyers expect.
If you're selling a single-family home in Oldsmar:
The 52% price reduction rate has improved from July's 67%, and the $547,450 median sale price is encouraging. But the message hasn't changed: homes priced correctly from day one are going under contract in 38 days. The ones that test the market are sitting at 72+ days and eventually taking cuts anyway. You're not outsmarting the market - you're just delaying the inevitable and losing leverage while you do it.
Bottom line for sellers: Price it right from day one. The homes selling fast right now prove it works.
If you're buying a single-family home in Oldsmar:
With 63 active listings and more than half already reduced, you have selection and negotiating room - especially on anything sitting past 60 days. Families relocating here will find that Oldsmar's schools are among the strongest in Pinellas and Hillsborough counties. Townhomes
September's townhome numbers are actually showing some genuine improvement - and that's worth noting after a tough summer.
25 homes sold with a median sale price of $338,000, consistent with recent months. More encouraging: price reduction rate has dropped significantly to 38% of active listings - 8 out of 21 - down from 60% in July. That's the best reduction rate this segment has seen all year. And median days on market is 68 days, a real improvement from July's 64 (itself already better than the brutal 127 days we saw in May).
There are 3 homes under contract (all accepting backup offers), which is modest but better than the zero pending we saw in July. The range runs from $189,000 to $545,000 with a median size of 1,834 sq ft.
The lower reduction rate suggests sellers in this segment are starting to internalize market reality and pricing more accurately from the start. That's a healthy shift. It's also worth keeping an eye on Oldsmar's ongoing new developments — some townhome communities near redevelopment zones may see shifting buyer demand as those projects progress.
If you're selling a townhome in Oldsmar:
The improvement in pricing discipline is real and it's helping. Sellers who list at market value are moving their homes. The 38% reduction rate (versus 60-72% in prior months) shows the segment is correcting, but you still can't afford to overprice and hope. Know your HOA fees, know your competition, and list where the buyers actually are.
Bottom line for sellers: The market is healthier than it was - but that only works in your favor if you price correctly.
If you're buying a townhome in Oldsmar:
With 21 active listings, only 3 under contract, and 38% already reduced, you still have solid negotiating leverage - particularly on anything sitting past 45 days. If you've been weighing renting vs. buying in Oldsmar, the current townhome market offers real value at accessible price points.
Bottom line for buyers: Good selection, motivated sellers, and a segment that's stabilizing. Worth a serious look.
Condos
The condo segment is where September's data is most sobering, and I'm not going to sugarcoat it.
29 homes sold with a median sale price of $158,000 - a meaningful drop from the $175,000 we've seen hold steady for several months. That's a signal the floor may be shifting. Active inventory sits at 39 listings with a median of 105 days on market — the highest of any segment. And 62% of active listings - 24 out of 39 - have had price reductions, matching July's numbers.
On the positive side, there are 5 units under contract, up from July's 1 - so buyer activity is picking back up slightly. The range runs from $110,000 to $397,000 with a median size of 1,054 sq ft.
The 105-day median CDOM for active listings is what it is: a lot of sellers still aren't pricing where buyers are willing to go. Condos that are selling are doing so at $158,000 median — and they're moving in 44 days. The gap between listed inventory and what's actually closing tells you the overpriced units are the ones dragging the average up.
For buyers, the condo segment continues to be Oldsmar's most accessible entry point into homeownership - and with Oldsmar's quality of life and proximity to Tampa Bay, the case for buying over renting still stands.
If you're selling a condo in Oldsmar:
The $158,000 median sale price is a wake-up call if you're listed well above it. With 105 days as the median CDOM for active listings and 62% already reduced, the data is telling you clearly where the market is. Units priced near that number are closing in 44 days. The rest are contributing to that 105-day average.
Bottom line for sellers: This is not the market to test. Price it where buyers are buying, not where you wish they were.
If you're buying a condo in Oldsmar:
Maximum leverage, lower median sale price, and plenty of selection. With prices starting at $110,000 and sellers highly motivated, this is Oldsmar's most negotiable segment right now. If you've been on the fence about renting vs. buying, the entry price point here makes a strong argument for owning.
Bottom line for buyers: Best entry-level pricing of the year. Take your time and negotiate - especially on anything past 60 days.

Oldsmar remains a genuinely desirable place to live. The waterfront, the schools, the community feel, the proximity to Tampa and Clearwater, and the development momentum happening right now none of that has changed. This is still a market worth being in, on either side of the transaction, as long as you're working with the data instead of against it.
