That gap exists because the homes selling are larger, better-presented, and better-priced. The ones sitting are the ones that started too high.

Median days on market for active listings is 73 days, with 24 homes currently pending or accepting backup offers a healthy sign of continued buyer activity heading into fall.

The gap between median list price ($433,500) and median sale price ($310,000) remains significant … a $123,500 difference that reflects how far apart seller expectations and buyer reality are in this segment. Median days on market for active listings is 76 days, and median days to contract for sold homes is 63 days - meaning even the homes that are selling are taking about two months to find a buyer.

Oldsmar's ongoing development activity continues to shape certain townhome communities - worth researching carefully before buying or listing in areas near planned redevelopment.

The price range runs from $110,000 to $399,000 with a median size of 1,054 sq ft, making this still the most accessible entry point into Oldsmar homeownership.
